Investment Opportunity

If you're looking for a great investment opportunity, then look no further than Westside real estate of Kaanapali and Kapalua. The market is booming right now, and prices are on the rise. If you're able to get in on the action now, you'll be able to reap the benefits for years to come.

The West side is especially ripe for investment opportunities because the area is rapidly growing, and there is a lot of developments happening right now. This means that there is a lot of potential for appreciation in the future. Additionally, the area is well-known for its world-class golf courses and resorts, so demand is sure to stay high.

Condos and short-term rental properties are great opportunities for investors on all of the West side of Maui and especially in Kapalua and Kaanapali. The combination of sandy beaches, warm weather, and stunning sunsets make it a prime destination for tourists from all over the world. And with the recent boom in the construction of luxury resorts, there is an increasing demand for high-end vacation rentals. For savvy investors, this presents a unique opportunity to purchase property on the West side of Maui and generate significant income from short-term rentals. Another benefit if you already live in Maui or own a home in general, is that while your resort-style STR (Short Term Rental) is generating income, it pays for itself, your current mortgage plus additional income.

Condos and short-term rental properties offer a number of advantages over other types of investment property. They are typically easier to finance and manage, and they offer the potential for high returns. Moreover, because they are located in some of the most desirable locations on the island, they tend to appreciate in value over time. For these reasons, condos and short-term rental properties are an attractive investment for anyone looking to secure passive income while also having an appreciating asset that stores your wealth.

If you're interested in investing in the West side of Maui, then now is the time to do it! Prices are still relatively affordable, and there is a lot of potential for growth. Remember, you marry the mortgage but you're just dating the rate. The home appreciation on Maui coupled with the natural surroundings and perfect weather make it the perfect place for living year-round. Don't miss out on this amazing opportunity!

Condos and Villas VS Residential Homes

If you're considering a move to Maui, you may be wondering whether a condo or residential home is the right choice for you. Both have their pros and cons, and the decision ultimately comes down to personal preferences. For instance, if you're looking for low-maintenance living, a condo might be the way to go. Most condos have on-site amenities like swimming pools and gyms, and they often offer features like concierge services and security systems. Another big component of your decision would be whether or not you decide to live at a condo full-time. On the West side of Maui, there is a plethora of Short Term Rental condos (STR) that you can enjoy for parts of the year and then have rented out for profit the rest of the year. However, condos can also be more expensive than homes due to this fact and they come with HOA fees and more upkeep. However, if you have a realtor who knows the area and can break down the CAP rates and investment opportunities, then the upkeep and HOA fee's become secondary compared to the yearly profit that comes with an STR Condo.

If you're looking for a more traditional living situation and are planning on living in Maui all year round, then a residential home might be the better option. Homes on Maui tend to be spacious and surrounded by lush tropical landscaping and close proximity to beaches and shopping. If you are looking to start a family or move here with your family, then the spacious homes on the Westside offer an appealing lifestyle full of bliss and tranquility. And while you'll have to take care of your own yard work, you'll also have more privacy than you would in a condo. Typically homes that are outside of the resort zones cannot be Short Term Rentals, however, there are exceptions for properties that were grandfathered in before the country regulations took effect. Ultimately, the best way to decide is to come to Maui, and connect with a realtor who knows the island and can guide you on which option best suits your needs.
